HOA insurance cancelled

Our small, 12-unit HOA was non-renewed by Farmers effective March 8, 2025. We have been searching for a new carrier 80+ days with no success. We have used independent brokers both in California and nationally. Nothing. Can anyone recommend a carrier who will write a policy for an HOA within the city limits of Sonoma, CA?

Has anyone anywhere else had success in finding insurance for a small HOA?

Hi Rebecca,

It’s surprising you haven’t found options given the timeline and number of brokers involved. At the very least, we’d expect some quotes at varying price points. To best assist, we would need more insight into why coverage has been difficult to place.

Year Built: Some carriers have restrictions on older buildings due to potential issues with aging infrastructure.

Reasons for Declinations: Have brokers provided any feedback on why coverage has been denied?

Understanding the reasons (wildfire exposure, roof age, construction type, claims history, etc.) can help target potential solutions.

Electrical Panels: Do any of the buildings have Pacific panels (or Zinsco/FPE panels)? Many insurers are hesitant to cover properties with these due to fire risk.

If coverage remains unavailable, you should immediately secure a FAIR Plan policy with a DIC policy as a contingency to fill gaps, including liability. The board’s fiduciary duty also makes securing proper coverage crucial.
