I’m looking over our USAA homeowners policy and near the end there’s this a page that says “CA Replacement Cost Coverage – Personal Property” HO-728-CA (06-19).

*Replacement Cost Coverage Defined…Under “Property Covered” it says… Personal property covered in Property We Cover – Personal Property Protection, except personal property stated in Property Not Eligible below. If covered in this policy…awnings, carpeting, and household appliances, whether or not attached to buildings.

So my question is about kitchen appliances. Built in refrigerator, Built in ovens, cooktops… according to this Endorsement, are those things covered under Personal Property? Our USAA insurance said built in appliances come from the Dwelling bucket. It would be better for us if they came from the Personal Property bucket since I think we’ll be maxing out our Dwelling funds.

Hi Heather,

Sometimes an appliance is considered personal property. And sometimes it’s considered part of the dwelling.

Here is a good explanation that is often used by adjusters and I did when I was an adjuster…

If you take your home, turn it upside down and shake it, everything that falls is often considered personal property. So this could mean your stand alone chest freezer, stove, fridge, microwave, washer, and dryer and considered contents. Alternatively, your built-in fridge/freezer, built-in cooktop and exhaust system would be considered part of your dwelling.

I would recommend that you discuss the ‘grey area’ with your adjuster, particularily if it makes a difference regarding your limits. USAA is a carrier that wants to work with you and maximize your limits.
